  1. RECREATION PROGRAM
    1. Full program defined at 125,000 GSF.
    2. First floor should include natatorium, locker rooms, outdoor rec, climbing, entry and lounge
    3. Program might be 1 or 2 phase development depending on option.
    4. Potential phase 2 development might include; M.A.C.; full natatorium; leisure pool.
    5. Minimum track length is 1/10 mile (requiring a three court gym below).
    6. Single entry control point is required.
    7. Climbing gym needs minimum of 32’ height clearance .

  2. STUDENT HOUSING PROGRAM
    1. Below grade parking not feasible.
    2. Student housing to use flexible module suitable for studio, or multiple bedroom units.
    3. Student housing should include office, laundry and lounge.
    4. Student housing adjacent or integral with recreation center.
    5. Potential retail food space could be included related to recreation and housing lobbies.
    6. Student housing entry can adjacent to, but must be separated from recreation facility entry.

  3. SITE PLANNING PARAMETERS
    1. Maximum site area is 200’x216’ to match 11th Street building setback to south.
    2. Concept plan options to be developed with and without relocation of Marston House.
    3. Site plan options to be developed with and without 20’ easement for Market Street trees.
    4. Major recreation uses should be located on 1-5 levels below 75’ for exiting and life safety.
    5. Student housing height can range from 125’-150’ depending on zoning bonuses.
    6. Main entry for recreation facility should be located on 11th at Market or Mill corner.
    7. Outdoor recreation access and facility service access should be located on Mill Street.
    8. Main entry for student housing can be along 11th, 12th, or Market Streets.
